ASSOCIATION MEETING

2019-08-03, 10am-11am, Tinley Park Library


  • Only 7 homeowners and 5 Board members attended this meeting


  • Upcoming driveway replacements (Jeff)
    • Permit acquired, trying to schedule time with the pavers
    • Finishing inner 160th and Blackwater
    • Outer 160th is being planned for later this year or first thing next Spring
    • We are waiting to see if the Village has any more work to do pertaining to the previous water main breaks.


  • Sprinklers (Rex)
    • Repair work this year
    • We haven’t needed to turn them on as early this year due to all the rain and most likely saved some money on the water bill.


  • Deck re-stainings needed (Rex)
    • We have a list of Decks that need to be re-stained - notices will be going out soon
    • General color scheme (brownish red or similar)
    • We can give a recommendation if anyone needs to hire someone (Arturo)


  • Recent Repairs
    • We’ve had Contreras Handyman Services doing some work for us recently
      • Fence repairs
      • Siding repairs
      • Gutter cleanouts and repairs
      • Gazebo repairs and re-staining
      • Tree trimming
      • Side vent and receptacle cover replacements
      • Caulking
      • More...


  • 2019-2020 Budget
    • Includes driveway replacements and further sprinkler repairs
    • Budget numbers will go back down once the driveways are completed


  • Security Cameras
    • There are a few out there that are mounted to the siding - notices to remove them will go out at some point soon.
    • Nest Doorbells
      • Mo mentioned some sort of super-adhesive that could be used instead so they can be mounted on the brick safely without drilling. We’ll find out more about this. Could also work for the security cameras.
    • We talked about car security - LOCK YOU DOORS!


  • Pooling Water (Rex)
    • We noticed this recently and will look into this more. The area under those affected spots were most likely built poorly when the units were first built (much like the driveways) and those spots are now starting to sink.
    • We will be looking into how they can be raised up.


  • Garbages
    • Reminder: garbage needs to be IN BINS at the curb - not left in bags
    • Can’s need to be kept in the garage - regardless of whether or not there is a car there. Other homeowners in the area make it work.
    • The Association will start fining people soon (after written warnings) if they continue to violate this.


  • Dog Droppings
    • Owners are required to pick up after their dogs. If they don’t and are identified, they will be fined.


  • Sump Pumps
    • These are the homeowners’ responsibilities - not the Association’s


  • Trees
    • Removed Trees (in the cul-de-sac) will not be replaced. The landscapers will dig out the remaining roots, replace the topsoil and put in sod closer to fall
    • 10 dead trees along 80th Avenue will also be removed


  • Formal Complaints for loud or troublesome neighbors
    • Talk to your neighbors first. We’re all adults and should be able to handle this in a civil manner.
    • If it continues to be an issue, please bring it up to the Board as well.


  • Website
    • We have moved from a WordPress based site (which was difficult to manage and keep up to date and ran into storage issues with our previous host) to a Google Sites based site.
    • Hosting on Google Sites is free and easier to edit and update
    • Site is quicker and more responsive and automatically adjusts the layout based on your device (“responsive design”).
    • We have a few local businesses who are paying us to give them a spot on our website. This will be located under Local Businesses in the top navigation bar when it goes live.
      • The revenue generated from these ads will go towards paying for the website’s domain name (hosting is free, the domain name is not) as well as postage and reimbursements for building permits, etc.


  • 2019-2020 Board Members
    • Current Board members will be staying on with their current positions


  • Newsletters
    • We will try to start putting out newsletters at least once a year (though twice a year or quarterly is also preferred).
    • Homeowners who have given their email addresses to us will get notices via email as well.
